Porter - Residential Flats - NW8

St Johns Wood

40 Hours per week

£24,000 - £25,000 per annum

A traditional block of apartments in St Johns Wood are looking for a Porter to work Monday-Friday. This is a role that involves cleaning of the common areas of the building as well as providing a front of house presence to assist the residents.

Main responsibilities include:

Handling and resolving queries from residents
Walking around the entire estate each day and notifying the House Manager & Property Manager of any specific problems that require attention
Checking all internal/external lighting etc. daily and changing bulbs as required
Testing mechanical, emergency and other systems weekly and keeping a log as required
Keeping management store in a clean and tidy condition
Regularly monitoring CCTV
Assisting residents with deliveries and holding keys for residents
Keeping a diary of all works and visits
To ensure all general telephone enquiries are dealt with
Inspecting, on a daily basis, all external and internal areas of the residential buildings and reporting any defects, security or health and safety concerns to the Property Manager
Changing all defective light bulbs where appropriate
Transfer refuse sacks from various locations of the building to the communal bins and bin areas as dictated by the buildings refuse strategy.
Providing a high level of customer service at the development, covering the front desk when necessary
Acting in a courteous and helpful manner to all residents in addition to members of the public, other staff, guests, and to contractors employed on the development
Ensuring the development is a well-managed, safe, clean and secure environment in which to live and work.
Entering all relevant comments/details in the development and maintenance logs.
Performs minor repairs including interior and exterior painting duties when requested.
Completes minor and routine service and maintenance requests when requested by manager. Follow procedures when service requests are performed.
The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Constantly observes condition of the property throughout and immediately reports and issues to the building manager or property manager and/or initiates action to correct unsafe conditions if safe to do so.
Needs to be aware of all utility meter cut-offs, and emergency procedures throughout the building.
Ensures that storage areas always remain locked when not in use.
Maintains awareness of proper safety precautions at all times.

The successful candidate will:

Have experience in a similar role as a porter in the residential sector
Be well presented with good spoken English and a courteous open manner
Be skilled in the safe use of maintenance hand tools and machinery such as vacuum and carpet cleaners/jet washers, drills, step ladders etc.
Be computer literate
