We are currently working with the Refurbishment / Property Services Division of a market leading UK Main Contractor.

The business currently turnover more than £700 million and built up a large amount of partnering relationships over the past 25 years. They currently have a full order book as well as lots of upcoming work in the pipeline with some major contract wins.

The business specialises in range of new build and refurbishment projects, as well as major mixed-use schemes.

Sectors include: Planned Maintenance, Reactive Repairs & Void Properties as well as Major New Build Schemes.

The business mainly operates as a Contractor working for Private clients, local councils, and housing associations.

They have built a strong top tier management team with the Divisional Director and Managing Director having strong credentials in the Construction and Regeneration Industry.

Business Unit

We are working with a business unit that specialises in Planned and Reactive Maintenance as well Voids projects. These types of works include:

* Strip Out & Replacement of External Cladding – EWI / Zinc / Rainscreen

* FRA Works – Passive fire protection and Fire stopping

* Remedial works

* New roofing

* Structural works.

* Kitchen & Bathrooms + More

* Voids

Clients they work with include: Defence

Role: Small Works Manager

The business is looking for a Project Manager to ensure all billable works requested by the client are delivered in their designated area with a particular emphasis on the renewals of Kitchens & Bathrooms from start to finish.

Duties to include:

* Reviewing the scope of all billable works instructed to them.

* Reviewing and actioning any amendments to the original scope of work from any source.

* Undertake site visits and plan their day to be able to check multiple sites

* Organize / attend site visits with the Billable works sub-contractors

* Ensure the relevant R&D Asbestos survey is carried out

* Ensure that Kitchen Designs are carried out and design is approved by client before works start

* Be the contractors representative on site and monitor the works

* Ensuring RAMS are in place and have been approved

* Ensuring compliance with all company polices

* Directing the sub-contractors and keeping records

* Seeking Client approval of any proposed deviation from contract by raising the appropriate paperwork.

Experience / Qualifications:


* ONC/BTEC level qualification construction/electrical/mechanical engineering related discipline (or equivalent experiential experience)

* Technical training to maintain and develop technical competence and awareness in the following:

Asbestos / Legionellosis

Familiarity with the sites and assets for which the person is responsible

Emergency first aid

Fire safety

Contract experience of JCT form and NEC would be useful


* IOSH or equivalent qualification

* Previous use of CAFM applications

* Good working knowledge of Microsoft Office applications

* An understanding of energy reduction methods

* Full Driving License
