Resourcing Group have an exciting new opportunity to join the world's leading commercial FM, Property & real estate company on one of their most prestigious contracts
JOB PURPOSE
The successful candidate will be responsible for ensuring that the Asset Management service line plays a leading and essential part of the effective management of all FM/Infrastructure assets on the site.
Developing, implementing, and managing a data driven asset management continual improvement plan delivering accurate and valuable data, allowing the business to make informed decisions.
The Campus comprises a varied mix of Buildings: Offices, Laboratories, and glasshouses
Key Tasks
Increase statutory compliance and user safety
Critical assets, know what they serve, their state and maintenance needs at all times.
Reduce total downtime
Reduce the number of failures
Reduce the severity of failures
Metrics including, asset downtime, PM ratio and first-time fix
Efficient onboarding of FM/Infrastructure assets
Reduce overall maintenance costs
Asset changes - develop, communicate, and implement onboarding process for function purchased assets.
Improve capital planning quality, accuracy, and reliability.
Leverage our Management Information affectively.
Deliver key business priorities:
Sustenance plan delivery:
All investments agreed by Client & submitted to PPM
Produce and mange a 3-year data-driven sustenance plan
Build accurate and meaningful asset data.
Demonstrate intelligent evaluation to of assets to inform asset investment decisions, including but not limited to, sustainability benefits.
Data driven budget
Full understanding of Client Business and HSE critical assets
Continually updating of the asset data throughout the PPM lifecycle
Build accurate PM ratio metrics on all business and HSE critical assets
Build accurate MTBF metric on all Business and HSE critical assets
Build accurate data on top ten failing assets in month, trends, and informed actionable recommendations
Working closely with the operations Supervisor's and manage the project delivery handovers including the Client Change Control Requests (CCR)
Obtain ongoing maintenance costs for new assets in preparation of CCR submission.
Ensure all work is carried out in accordance with Client site Health & Safety procedures
Work Closely with the FMP Planner to ensure Asset data base is current and updated regularly
Ensure all New assets are identified by the QR code
Deliver quality services in a cost and operationally effective manner
Ability to write routine reports and correspondence.
Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Ability to effectively present information to an internal department and/or large groups of employees.
In addition to the above-mentioned tasks, other activities and responsibilities may be individually defined
Person Specification
Skills
IT skills including MS Office, data bases
Good degree of written and verbal communication skills
Ability to prioritize workload to effectively meet deadlines
Full clean driving license
Ability to work on own initiative as well as part of an integrated site team
Previous experience working in a similar building environment/business.
Demonstrates integrity - acts consistent with what he/she says and believes in line with ethical standards
Customer satisfaction is to be maintained at the highest level by providing a high quality and pro-active service.
Effective communication with the client, peers, and management team. Monitor third party contracts, ensuring value for money and innovative service provided
Prioritize workload to maintain Client operating environment
Knowledge
Minimum of 3 years' experience in a related field.
Have a positive and proactive approach to working as part of a busy Facilities Management team
Experience
Experience working in a similar building environment/business.
Experience with Building Management Systems.
Experience with electronic HVAC control systems.
Customer service orientated attitude.
Awareness of workplace Health and safety
